The Summer Slowdown in East English Village

I pulled the MLS numbers for East English Village this week, and August told a different story than the rest of the summer.

The average home took 104 days to sell in August — more than triple last August's 31 days, and the slowest month I've tracked in this neighborhood's data. Months of inventory, which measures how long it would take to sell everything currently on the market at the current pace, jumped from 3.0 months a year ago to 17 months. That's the highest reading of 2026, even topping January's early-year spike.

The root cause is pretty simple: listings kept coming, and sales didn't keep up. Eighty-nine new listings hit the market in EEV between January and August, against just 42 sales. In June, July, and August alone, listings outpaced sales nearly 2-to-1 — a wider gap than the same stretch last year, when it was closer to 1.4-to-1.

Zoom in on time-to-sell and the trend is even clearer. Average days-to-sell for June through August: 19, 29, and 28 days in 2024; 36, 23, and 31 in 2025; and this year, 54, 15, and 104. That August number isn't a blip — it's the slowest month in three years of data.

Here's the important part: none of this means prices are dropping. Year-to-date average and median sale prices in EEV are both up more than 10% over the same period last year. This is a pace shift, not a price correction.

So what does it actually mean if you're selling? Buyers have real choices right now, and overpriced or under-prepped listings are the ones piling into that backlog. Pricing and presentation need to be right from day one — there's much less room to "test the market" than there was a year ago.

And if you're buying? This is about as much leverage as EEV buyers have had in years. More inventory to choose from, far less bidding-war pressure, and real room to negotiate price, terms, and contingencies. No need to rush the way you might have needed to last summer.
